I contacted Dave late December 2014 when I decided I no longer wanted to rent my townhouse, but to sell it instead. My goal was to sell for a low price so it would sell quickly. I asked for a sale in 3 months.
Dave met me immediately. He made me feel my house had more value than I assumed. He encouraged me to list it for a higher price than I had planned. He supported his price with comparisons of others sold or for sale in the neighborhood. After we signed a contract, he added homey fixtures to my home, and took photos. The photos he posted online after his work took me by surprise! Dave made my home far more beautiful than I left it! His services were valuable and surpassed my needs.
I received my 1st offer @ 2 weeks! Dave helped me negotiate the response. He educated me on the best way to compromise with the “buyer” and what was reasonable and unreasonable. He taught me to be patient and do not jump at the 1st offer because others would follow. He was correct! Dave kept me informed on each offer of my home, and returned all my calls and questions the same day. He is always courteous and is more than fair.
When I accepted the offer, Dave continued to provide full service and educate me through the inspection and repair process to continue to sale. He contacted the servicemen for the necessary repairs I needed to make. He made it so easy for me! And cost effective!
Dave met me at settlement and continued to be my ally and answer my questions.

Dear Dave & Sam,
When I bought my first home in 2007 it was a negative experience. I cried on settlement day due to regret and sadness.
When I recently bought this home at 410 Llangollen, my experience was the total opposite. Dave listened to my story, my situation, and my needs.
I explained that I needed a home for my younger brother and his 2 small children. I asked him to search in the Colonial School District so my nephew would not have to change schools.
I have no computer or computer skills so therefore Dave had to call me or meet in me in person – which he did without complaint. As a matter of fact, he was very accommodating.
Dave walked me through each process and stayed by my side at inspections and walk throughs. He met my brother and his children and included them in the process. It was obvious that Dave was a father himself.
His wife Sam called me with helpful information regarding furniture and local services. She looked up phone numbers and addresses for me and did so very kindly.
Dave and Sam made me feel and believe that they were there for me and that I had a friend in them. I feel the same.
On a business level, this was a sale and purchase of a house. But to me it was a chance and opportunity for a single dad of 2 small children to have his first home. A yard for the children to play in and bedrooms for them to sleep in. It’s my hope and prayer that this home on Llangollen will hold lots of positive and loving memories for my family.
And at this closing – I cried too – but from a place of hope and joy.

There is no way (Read: literally ZERO possibility) I could have gotten my short sale done without Sam on my team! Her services were invaluable, as the bank I dealt with requested not only massive amounts of paperwork but they did so frequently and I, like most people, do not always have the time (or patience J) during the day to address such requests. Sam, on the other hand, was right on it- at times, even completing the blanks for me so I could simply sign, date, and get on with my life. We kept in frequent contact via text, phone and email. She answered 95% of the time and in the rare instances she did not, she always called back promptly. When the bank dragged its feet, Sam escalated things, at one point even pushing for a new representative when she felt my file was being mismanaged. Selling a house is stressful enough and I am sure that had I had to handle the nonstop back and forth with the bank, I would have given up out of pure frustration. Sam, however, was always there to “talk me off the cliff” as it were, and in the end, she was right- I was able to successfully complete my short sale and couldn’t be more grateful! I will definitely be referring your group to my friends and family if they should ever find themselves in a similar situation! Thanks again for everything!!!

The purpose of this letter is to share the experience we had with one of our real estate agents. We will begin by letting you know that buying our house was a very unpleasant experience. It was with another agency and we were taken advantage of because we were young and without knowledge about purchasing a house.
